Service area questions

Which areas does Amelia Island Painting Corp serve?

We work from Fernandina Beach and serve all of Amelia Island, Yulee and the mainland towns of Nassau County, FL, including Callahan, Hilliard and Bryceville. Each area has its own page with local rules and the services we offer there.

Do paint color rules change between Fernandina Beach, Amelia Island and Yulee?

Yes. Exterior paint inside Fernandina Beach's Downtown and Old Town historic districts needs a staff-level Certificate of Approval from the city. Amelia Island Plantation homes go through its Architectural Review Board, and most Yulee subdivisions follow their own HOA covenants.

Do I need a building permit to paint my house in Nassau County?

Painting is listed as permit-exempt finish work in Florida Building Code §105.2, so a repaint normally needs no building permit. Historic-district approval, HOA approval and lead-safe rules for pre-1978 homes can still apply.

Why does coastal Nassau County need a different paint plan?

Salt air, humidity and summer storms are hard on coatings near the ocean and marshes. Surfaces need a thorough wash to remove salt and mildew, metal needs a rust-inhibiting primer, and exterior work is planned around afternoon rain.
